HomeBadger MCP server
Use HomeBadger in Claude, ChatGPT and Cursor
Connect your HomeBadger account to an AI assistant and ask about Florida foreclosure and tax deed auctions in plain language: “upcoming Hillsborough foreclosures with at least 40% equity”, “what's on my watchlist this week”, “which counties have the least competition”. The assistant reads the same data you see on the site, with your plan's access.
Server URL
Streamable HTTP, sign-in with OAuth. No API key needed.
https://homebadger.co/api/mcpConnect
Every client works the same way: add the server URL, then sign in to HomeBadger in the window that opens and choose Allow. You need a HomeBadger account; a free account works.
Claude (claude.ai and the desktop app)
- Open Settings → Connectors and choose Add custom connector.
- Name it HomeBadger and paste the server URL above. Leave the advanced OAuth fields empty.
- Choose Connect, sign in to HomeBadger and allow access.
- In a chat, turn HomeBadger on from the tools menu and ask away.
On Team and Enterprise plans an owner may need to add the connector for the organization first.
Claude Code
Run this in a terminal, then type /mcp in Claude Code and choose HomeBadger to sign in:
claude mcp add --transport http homebadger https://homebadger.co/api/mcpChatGPT
- Open Settings → Apps & Connectors. Under Advanced settings, turn on developer mode if your plan requires it.
- Choose Create, name it HomeBadger, paste the server URL and pick OAuth for authentication.
- Sign in to HomeBadger when asked and allow access, then enable it in a chat.
Cursor
Add this to ~/.cursor/mcp.json (or Settings → MCP → Add new server), then choose Connect next to HomeBadger to sign in:
{
"mcpServers": {
"homebadger": { "url": "https://homebadger.co/api/mcp" }
}
}Other MCP clients
Any client that supports remote MCP servers over Streamable HTTP with OAuth (VS Code, Windsurf, the MCP Inspector and others) can connect with the server URL. It discovers everything else on its own: protected resource metadata, dynamic client registration and PKCE.
Tools
What the assistant can do. Each tool returns compact data with a link to the HomeBadger page for every property.
| Tool | What it does |
|---|---|
| search_auctions | Search auctions by county, city, ZIP, type, status, sale dates, judgment, value, equity, property type and beds (10 per page by default, up to 50). |
| get_property | One property by id, link or address: facts, sale details, valuation with the HomeBadger estimate, expected winning bid, owners, tax roll, bids, documents and auction history. |
| get_county_market | County market score and 12-month auction results, or a ranking of counties. |
| get_document_insights | What the AI read in the court documents: lien type, parties, flag count; risk flags with evidence on Pro.Flags: Pro / Team |
| get_auction_prediction | Chance the sale goes ahead, chance a 3rd party wins and the expected winning bid range.Pro / Team |
| list_watchlists | Your watchlists and how many properties each holds. |
| get_watchlist_items | Properties in a watchlist with your notes and recent auction changes. |
| list_saved_searches | Your saved searches. |
| run_saved_search | Run a saved search and get the current matches. |
| get_recommendations | Upcoming auctions picked for you, each with a reason. |
| add_to_watchlist | Save a property to a watchlist, with an optional note (never overwrites one that's already there). |
| remove_from_watchlist | Remove a property from a watchlist. |
What each plan can access
The MCP server is included with every plan, Free too. It shows the same data your plan shows on the site; where something needs a higher plan, the assistant gets a short note with a link to pricing instead of the data.

Permissions and privacy
When you connect an app, HomeBadger asks you to allow:
- Search auctions and read property details. Auction listings, property facts, values, county market stats and, where your plan includes them, AI document insights and predictions.
- Read your watchlists, saved searches and recommendations. Lets the app see the lists and searches you've saved on HomeBadger.
- Add and remove properties on your watchlists (optional, you can untick it). The app can change your watchlists when you ask it to.
- Stay connected. Keeps the connection working without signing in again every hour.
The app never sees your password. Access tokens last an hour and renew automatically while the connection is active. See and disconnect apps any time in Connected apps; revoking takes effect immediately. Each app can make up to 60 requests a minute.
HomeBadger receives only the tool calls the app makes (for example a search's filters), not your conversation; the app's provider handles the chat under its own privacy policy. We log which tool was called and when, to run and secure the service. Read the full privacy policy and terms.
Auction details change up to the sale. Verify everything with the county clerk before you bid. HomeBadger provides research data, not legal, financial or investment advice.
Support
Trouble connecting, a tool returning something unexpected, or a question about your data: email [email protected] or use the form on the support page. We answer within one business day.
If the app says it can't reach HomeBadger, remove the connector and add it again; if access was revoked in Connected apps, the app asks you to sign in again.
